DETAIL STUDY / WHOLE PROPERTY RENOVATION

Assess the existing house before renovation

Record what the home needs to do differently: more daylight, a better route between rooms, usable storage or another bathroom. Separate those goals from solutions. Removing a wall is one possible response to an awkward layout, not an instruction to begin demolition. Existing drawings, visible defects and the history of previous alterations help identify what needs professional investigation.

Ask which assessments are needed before a specification is agreed. Depending on the building and proposed work, structure, roofing, moisture, drainage, electrical installations and water services may all need attention. Photographs can help prepare a visit, but cannot confirm hidden condition. The Loulé renovation guide considers older homes and access questions, while the Faro guide focuses on city-property constraints.

Coordinate room layouts and building services

Write down what stays, what changes and what remains undecided in each room. Then join the rooms back together: a new kitchen can affect electrical demand, plumbing routes and floor finishes elsewhere. A relocated bathroom can affect drainage and ventilation beyond its walls. Coordinating these decisions early reduces the risk of finishing a surface that later needs to be reopened.

Use the kitchen renovation guide for appliances and cabinet coordination, and the bathroom renovation guide for waterproofing and access. If the brief adds floor area rather than reorganising existing rooms, start a separate extension feasibility discussion.

Understand house renovation cost drivers

A total based only on floor area can conceal very different scopes. Structural changes, condition of existing services, roof repairs, access, specification and the amount of occupied-home protection all affect the work. Ask for a breakdown that distinguishes investigation, building work, finishes, professional input and items supplied by you. Confirm whether tax, removal of waste and making good are included.

Compare quotations against the same drawings and written assumptions. List exclusions and provisional allowances, and ask how an unforeseen issue will be recorded, priced and approved. An allowance is not a fixed promise. Keep an explicit decision process for optional upgrades so that urgent repairs do not silently absorb the budget intended for finishes.

Phase renovation work in an occupied home

Discuss whether it is practical to remain in occupation. A programme should identify periods without cooking, water or bathroom access, along with safe routes through the home. Phasing can protect everyday use but may add repeated setup and temporary work. Make the trade-off explicit rather than assuming a room-by-room approach will always be quicker or cheaper.

Agree when long-lead items must be selected, who checks dimensions and where deliveries will be stored. If you visit the Algarve periodically, build inspection and snagging time into your plans. The date you hope to arrive is a requirement to discuss, not evidence that a contractor can meet it.

Confirm renovation approvals and handover requirements

Ask the municipality and relevant qualified professionals which requirements apply to the specific property and scope before work begins. Interior alterations, structural work and exterior changes should not be treated as interchangeable. Keep the agreed responsibilities in writing, including who prepares information, obtains decisions and checks conditions.

Before appointing a provider, define the handover: inspections, operating information, product records, outstanding items and the route for raising defects. This site supplies planning information only. Provider identity, services, coverage and availability remain unconfirmed; telephone and WhatsApp contact are coming soon.

House renovation questions in the Algarve

How much does a full house renovation in the Algarve cost?

There is no verified price list for this site. A useful estimate needs the property condition, measured scope, specifications, access and investigation requirements. Ask for an itemised quote and clearly identified allowances rather than treating a generic price per square metre as a project budget.

Can I live in the property during renovation?

Sometimes, but the answer depends on safe access, essential facilities and the sequence of work. Ask the proposed contractor which phases make the property impractical to occupy, and compare the costs and disruption of phasing against temporary accommodation.

Should kitchens and bathrooms be planned together?

Where they share services or affect adjoining finishes, coordinating them can reveal dependencies. This does not necessarily mean renovating every room at once. Agree the overall plan before committing to individual installations.

How long does a whole-property renovation take?

There is no reliable standard duration without a defined scope. Surveys, design decisions, approvals, procurement, site conditions and inspection all affect the programme. Ask for milestones and dependencies, not just a completion date.
